Our Favorite 90045 Listings This Week
8121 Truxton Ave $939K
I like this listing because it’s super cute and a bargain compared to Kentwood prices just on the other side of Sepulveda. The “Nowell” architecture is very “Westchester,” too. At 29 days on market, I would offer something less than list. 😉
7433 Arizona Ave $999K
I haven’t seen this property, but I like it for a couple of reasons. To start with, the lot size is a whopping 7400 feet. When you look at the Baseline Mansionization Ordinance to determine how big you can build, your returns start diminishing at 7500 feet. This lot is screaming for a nice large executive home. Other reasons I like it are (1) it’s tenant occupied (will scare off other buyers); (2) it’s out of area listing agent (seems that he’s already priced this property low); (3) it’s 137 days on market (can probably offer less than the already low list); and (4) the property has already been in and out of escrow at least once. It also appears that this property is headed to foreclosure. Call me quick, if you’re interested.
