Update: Nothing! Now 115 days on market and the agent is surely telling the seller “it’s a slow time in real estate.” This tragedy for the seller can be your gain. Let’s look at the numbers and make a right-priced offer. From last week: A great example of why you don’t want a discount broker to list your house for sale. The house is overpriced, the property photos were clearly taken with a cell phone, and the listing agent offered 1% to the agent who brings the buyer (2.5-3% is standard). So what does that all add up to? 108 days on market and Tracy writing about what an idiot you are. 😉 This house presents an opportunity to double the square footage to live in yourself, or the photos make the property look like it might be clean enough to put a tenant into it right away. By the way, Emerson Manor, where this property is located, will be a highly desirable place to live when the LAX buffer improvements are made (a property characteristic that the out of area listing agent apparently doesn’t even know about).
