Tracy’s Favorite 90045 Listings This Week
7408 W. 80th Street $1,100,000
I don’t even know where to start on why this house is languishing at 97 days on market. OK, we can definitely start with the price. The house started out in crazy territory at $1,250,000. It sat at that price through the holidays and then spent a month at a slightly lower price. The property was withdrawn from the market for 9 weeks and brought back recently at its current (still too high) price. In this era of Zillow, the phone camera photos are not doing this property any favors. With its tiny footprint and small lot, the price needs to come down further. I know what the owner paid for it. Who wants to take a run at convincing her to take less for the property? Drop me a note to tour.

If you thought 97 days on market in the current environment was a jaw dropper, brace yourself. This one is 219 days on market. Why? Oh let me count the ways. Out of area realtor overpriced dramatically, client/realtor only offered 2% to agents bringing buyers (not particularly incentivising for agents), more phone camera pictures and something I don’t think I’ve ever seen before – a four word description. Oh people, please do not trust the sale of your home to your third cousin from Murrieta, that is unless you like languishing on the market and being targeted in a blog post by a snarky realtor. 😉 Who wants to take a run at educating this out of town agent on the real value of this property? This property is in prime North Kentwood. Live in it yourself as is or double the square footage. It would make a good rental, too, if we can pick it up at the right price. Drop me a note to tour.
