With more than 40,000 people in almost 11 square miles, Westchester enjoys one of the lowest population densities in the City of LA, further contributing to our small town feel.

Our home prices have been on a steady and consistent march upward since at least January 2014, thanks to the tsunami known as Silicon Beach.

LAX comprises almost half of zip code 90045. There is no question that it has historically been a big part of our identity, but we are a distinct community apart from our aviation neighbor. With the coming Northside Project, we are expecting a nice buffer from the noise and pollution, and a great addition to our community’s amenities.

Other notable institutions within our community are Loyola Marymount University and Otis College of Art and Design. Pepperdine University also has its Graduate School of Education and Psychology and its Graziadio Business School here.

Fun fact! According to Wikipedia, Westchester hosted the “eventing” equestrian event for the 1932 Summer Olympics. More recently, we hosted the Space Shuttle Endeavour overnight in 2012 on its way to the California Science Center, where it is now on permanent display.

We are served by LA Fire Department Station 5, a newish facility with an awesome community room that you’ll undoubtedly become familiar with if you do any volunteer work in our community. The former facility can be found at 85th Place/Dunbarton, and is the subject of much community chatter as it continues to sit empty.

We are in City Council District 11 and our Councilman has a Westchester Field Office at 7166 W. Manchester Ave. District 11 is huge and we are lucky to have one of only two of his field offices. A dedicated Westchester Deputy (currently the awesome Matt Tecle) is in residence in this field office.

Rounding out our city services is the Pacific Division LAPD Police Station at 12312 Culver Boulevard. LAX Police come if called, but our first call is to LAPD. The Non-Emergency number is 877.ASK-LAPD. The emergency number is, of course, 9-1-1.

Probably the most important thing to know about Westchester is that we have an incredibly engaged group of moms, especially on Facebook. No matter what your question, you can post and get nine different solid ideas. There are three groups (one is teen-focused) and all are by invitation only.
